Great way to make connections and see what is going on in that community.As far as maximizing BP to learn - set up your keyword alerts under settings and you can also par-take in several podcasts and educational references here as well that can be specific to your market.Don't be afraid to ask questions and always make sure to check references for anyone you add to your team - licensed and insured!!

@Lamont Marable "house hacking" is typically referring to under 4 units.Once you go above 5 units you need a commercial loan which typically needs 20-30% down.You could look into hard money or bridge loans which may let you buy and fix a multi-unit property and then refi once fixed, so the next out of pocket is not much but that would depend on the deal.

I used the use this criteria for high level screening on sites: 600+ credit score, income must be 3 times monthly rent, 2 years of work history, no evictions, must provide at least 1 landlord reference.

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.
