Hello,I am looking to take out Home Equity Line of Credit, looking for the best place where I can get one that would give 1) highest possible LTV  (>=85%)2) Minimum spread (preferably 0.25% or <=0.5%); 3) lowest minimum interest rate in case prime + spread comes out to be lower than their minimum requirement4) Allows to lock the rate for a portion of the balance5) No closing cost and no annual feesIf they offer any other promotion even better, If you have any recommendation on banks that would offer such HELOCs please do recommend.Thank you.

@Jeff KleinThis would be a transaction to avoid.There is an interpretation, somewhat irresponsibly promoted on the internet, that you can joint venture with your IRA.

You will have much more success promoting yourself and your business in the community where you live and networking with everyone you meet to let them know what you do and having them refer you to properties they know about or need help with themselves.

I do value add deals for my syndicate as the promote is the payoff.If I buy some stabilized property at say a 7 to 8 cap as a sponsor then really after resale in so many years and blending of the cap rate up with rental increases there is not much of a return there for the sponsor.

It's either somebody guessing, repeating what they've heard or read from another source or lying (if they want to promote a destination).Given what I just mentioned, I don't know what the appreciation rate has been in Merida/Yucatan but there is no way it's been 15% an it doesn't come close.

I heard Ron LeGrand mention the Iannottis (Jon & Stephanie) as being the inventors of the ACTS program he was promoting in earnest from approx. 2014 until the present (based partially on LeGrands 1980s approach after the S & L debacle...) the interesting thing when you view the introductory video(s) is how their newer REACT approach has since (2012- 14) evolved into a near "flip- flop" from the ACTS program (Assigning Contracts Terms System?)
