Tina, those terms look pretty standard, though most lenders I know would appraise off of the current value if you purchased at least 12 months ago.As far as what to do with the money, it depends on the numbers of the deal you are looking at.

I think their standard REO addendum has language to address that which supersedes the state contract.They already had three previous investors backed out due to this and now the LA put "buyer assumes existing lien of over 300k ..."

We have funds and Proof Of Funds from a (private) hard money lender that will loan without all of the standard mortgage inspectons/criteria untill we refi shortly after with our bank.Anyone have any advice on whether there could be any problems with closing this deal in this manner with auction.com?
