I've seen it happen too often - investors using brains are no match for home buyers using hearts.At any rate, there is no reason for you to rehab the tenant-occupied unit beyond basic liveable condition since the rent will be low.  

Lawn care is really low, you're gonna spend $35/week.

I can agree with the low number, but, not the high one, even in the Palma Ceia area where I had to Duplexes that I had to Short Sell after the 2008 Economic Collapse.

I'm not sure about up that way, but down here in the Gulfport/Biloxi area of Mississippi I've had great luck at Lowes in the 'scratch and dent' returns area for appliances.

That being the case, I would like to take advantage of the fact that I may be out of work for a while and be in a very low tax bracket right now.

Super low prices and high rents.  

Something else you may want to consider is how will this location earn you more money with a better quality of life?
