Make sure you have your lease, and preferably some sort of signed acknowledgment that the tenant received a copy of your rental license, certificate of rental suitability and copy of the partners for good housing pamphlet.

I just did this with my latest rental (before I gave tenant option of comparing quotes and giving me a copy of final policy), but now I prefer the cozy.com way instead.. much easier to use and I can see their insurance certificate, etc online.

The easiest way to determine what you may need for your own insurance is to either look at the master policy certificate of insurance (more often than not it’ll describe it) or call the master policy broker ( their contact info will be on that certificate).

Once the offer is accepted, I form the trust using the trust docs created and the trust certification needs to be notarized by the trustee (not the beneficiary as stated by the OG poster.)The trust certification requires a social security or EIN number so you have two options, aply for a new EIN in the name of the trust or use an existing EIN from one of the beneficiary's current entities.

If you buy a company, corporation or LLC besides buying their assets, you are also buying their liabilities.There are two Pa. state checks, for "Lien Certificate" and "Good Standing" You would get these from the Pa.
