I'm personally not a huge fan of single-family investments as the returns in my opinion are not as good as you can get in the commercial area but it's most likely a safer way to start as people always need shelter so assuming the house is in reasonable condition and you price it right you should have minimal vacancy.

I am not opposed to getting an fha mortgage for my next property, just not a big fan of mortgage insurance if I can avoid it.It would be difficult for me to have a signed lease for the unit I currently live in, as I wouldn’t be able to get a tenant until I moved out.
