We were able to get their offer accepted and the house is going to work for their purposes, it meets their goals, and is under budget, but it certainly was not what they were originally looking for when we started the process.

The construction loan is a reimbursement loan.BRRRR is cash intensive and make sure you have contingency and a back up plan so you don't lose the property if construction costs go way over budget.  

Really love working construction, but the smaller income has made it slow work to get into a good position financially (though it did teach me how to budget, haha.) 

That's quite a bit too late to get into notes especially non-performing. 3K is sometimes a low number to budget just for workouts.
