While not ideal, I’ll agree that it’s very durable and yet, oddly fragile—if you attempt to drill into it, it will shatter, but it’s a great insulator and more fire resistant than other materials.  

I am curious if any flippers out there have been experiencing large delays in their projects due to shortages of building materials?

If you look at the total returns (not just cash flow), you're probably much better off investing in something today than waiting for that perfect deal that may never materialize.

Investigate how appraisers in your area value houses and use that to your advantage... sq ft, bd / ba count, materials used in kitchen or bath, etc ...

Once I understood what they were trying to achieve I could provide the right materials.
