My husband and I have spent the beginning of the year digging into books/researching as we are hoping to buy our first rental property this year.

The part that is discouraging to me (at least as pertains to BP) is that we've had some big hitters drop off our boards the last few years and I wonder how much of it is just exasperation with some of these people.

But I know the city well and spent 5 years on the ground in the Detroit area.Newer folks need to do a ton of research and/or work with someone that has a ton of experience and is going to be honest with you.Detroit can be extremely block by block.

Gastonia is a great sub market of Charlotte, and is still affordable. 

One bed+bath upstairs, two beds + one bath in a finished basement.Fast forward 5 years (after the long term tenant of 4 years left) and I get a report that the basement has been ruined from water intrusion, requiring the entire basement to be gutted and re-finished.

Now, its the opposite and I don't waste time arguing over $100 and have referrals consistently.  

I can provide a fantastic cabinet guy that caters to investors specifically, very involved in REIA's and is an investor himself.

What financing are you using (or cash) and is that the same message that went out on the ad that got the call?
