Median incomes have not doubled in price like in rural areas that can support the housing increase. you definitely can have a situation like now where the majority of individual stocks are down 50 percent with the overall index down 25-30 percent. the indexes are weighted to large cap stocks which are right now the “better” performing companies because generally speaking they have less debt.

The rates are a little high, but they have lots of benefits:-30-year fixed rate terms with an option to be interest-only for the first 10 years-Easy qualification with no DTI requirements, or income verification/tax returns-flexible underwriting (minimum DSCR 1.00x - will only count property taxes and expenses in the expense load, even on Multifamily!)

Of the three Approaches to Value, if there are no exact comps with two houses on one lot, as an Appraiser, I would probably give most weight to Income Approach; both the Gross Rent Multiplier and Direct Capitalization-hope this helps.
