When you go to multiple REI events per month and get to know the active REI lenders in town, I think it is pretty helpful for an out-of-town borrower to hear that this company is not known here at all.  

Using David Greene's Core 4 strategy (realtor, contractor, property manager, and lender) helps me invest with confidence.

This is the only Hard Money Lender I see do this as this helps investors commit their money to the deal and not to cause stress at closing time.

Hope this helps... can't tell you how many times I had to save DSCR loans that fell apart some where else. 

My view is HCD will likely tell PGE that they cannot require the addition of the meter, but if PGE ignores the guidance, HCD has no bite (ie will not do anything about it in any time frame that can help you).I want to recommend you get the ADU separately metered.
