Also wholesaling is tougher than it appears to be successful at it you would likely have to spend hundreds or thousands of dollars on advertising to find seller leads, you likely aren't going to find anything that you can wholesale off of MLS unless you get a huge price reduction, and to do that you would need to find an agent willing to waste time writing many super lowball offers in the hopes that you get something. 

I'm a newbie, but I'm interested in investing in long term buy and hold to create some passive income.I'm excited to learn from this community and can't wait to get a few buy and hold underneath my belt.

If they want a premium then they typically will have to wait for a long time under contract so I can get everything approved and have an executed lease with a tenant in hand.I have to know I can get premium rents to be able to afford the land.

If it's too far up a tree, cut it at the base of the tree, wait a few days as the vines will die and you can pull them down easier. 

Control and eventual ownership of one and three quarter million dollars worth of real estate, for just seven thousand dollars down, is worth a look in my book.Especially when the fundamentals suggest that your tenants (paying you 1% gross per month) would be paying all its ongoing expenses, mostly!
