It literally takes less than one minute to snap a photo and text / email it to you.

This is a red flag and I would tell the company you would like to see photos or video from the construction site. 

They can write up the contract and take their half of the sellers fee and then perhaps I can give a bonus to my "core" agent for doing grunt work (going to the the home and taking photos, talking to the listing agent etc..)

And from the part of the photo we can see, they clearly raised the height of their land compared everything else.

If property is occupied, you rely on the photos provided and your data research to determine if it meets you financial criteria.

However, while looking through their photos I noticed that all 4 units (2 identical duplexes) had finished basements and were one door and a small closet from being considered a 3 bedroom, 1.5 bath unit.

They likely know this property is bad, but in a different situation where they might now you would reach out with a letter and include a date-marked photo saying you were walking by the area because you live there and just wanted to send them an update on the condition of their home and that you'd be happy to do that every month.

If it were me, I would accept the $500 rent for May but tell her you will need to take some photos and will be showing the unit to prospective tenants in the meantime.List the unit for market and work on getting someone in there by June 1st.

If you want a ball park from someone on the site I think photos or video would get you a rough 10-15 swing estimate or if you want closer estimates you will need to let some guys in.  

Waiting to see it in person can cost you the deal.There’s no reason with today’s technology that you can’t run the numbers and get a good photo tour to vet the deal.I am a buy and hold guy, and I don’t do much wholesaling but as long as you run the numbers and they work I’d say go for it!
