How long did it take for you to close with the seller from first contact to closing table?

If the numbers make sense I don't see why 50/50 isn't on the table.

While it's possible to invest in real estate with little to no money (see @Brandon Turner's book on Investing with No and Low Money Down :P) it's not easy and you have to bring something of value to the table.

My original thought was to just work with him as a private money lender, where he brings the 20% down to the table, two years or less, interest only to allow a bank refi after a year.
