One side note is the areas is a transitional area with a new grocery, new commercial real estate, etc so while the last 5 years tells a story, the next 5 years may be a little different. 

I reside in Atlanta Ga and I am looking to transition out of my corporate career and move full time into real estate.  

We are located downtown, and we either drive or take public transit to the suburbs (we try to stick to transit as much as possible for the environment).

You'll be more effective that way and if you have to transition to another one that should be able to put up seamlessly

Any suggestions on how to make this a smooth transition.

I started using Anderson myself (unlimited LLC package) after 6 years of investing and its been difficult to transition to the new structure.  

Up until this point all of the properties I have bought have been more about the long term equity play but I have recently stated leaning more towards wanting a bit more cash flow.How did you make the transition to the midwest and out of state in general?

I am currently transitioning from the military and plan to do Real Estate full time. 

It might even look like  a pickup at your house that takes you to a mass transit station, either bus or train, and the train takes you into the city downtown where you pickup a self driving car that takes you to where you work.
