I purchased this house to flip and will be replacing the windows, should I use windows with the white grids or not? Also what would you think I could add to the front/yard to improve curb appeal?

That way, should the escrow fall out, you're not paying for things you don't want, or don't necessarily add value.If you don't want to do it that way, and want to let them have some input, have a range of choices 3 paint colors, 3 faucets, 3 styles of lighting fixtures, 3 countertop choices w/colors that work with paint colors you've selected, carpet, tile, etc., that fit your budget, keep them all neutral; and let them pick from that.

I'm confused because I have the money to pay for it but if it don't work I don't want to waist my money and I don't want to get any trouble because they preach you can flip houses with no money no credit so why is Rob K saying to you why are you buying houses you cant afford isn't that what everyone is teaching?

If you have to go to court you're only going to court over one deal and not your entire empire.Know who you're in a partnership with, check they're references, who they have worked with and get a feeling for what kind of partnership style they have.
