Wow, I'm surprised this thread hasn't already blown up into yet another BP coaching disagreement!

This one was a surprise- I just said "Screw it, let's go see this property, seems too good to be true, also isn't what I initially wanted..but cashflow looks good."

I have found that often, in these situations, one of the tenants has a history of 'unreasonableness' in their dealings with me (and/or with other neighbors) so it's not surprising when they also fail to deal with a neighbor in a normal manner.

I also notice a big uptick in older folks trying them for the first time and being pleasantly surprised (including me)

I'm surprised others haven't warned about the Due On Sale clause... which is a warning people state, but isn't entirely true if its a conventional loan.  

I'm having a hard time getting past your first sentence,..."5 units in a cash flowing market, section 8 and yes I have tenants that don’t pay".I was surprised this statement was glossed over also.20% of my portfolio for 17 years was sec8. 

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
