Good morning, has anyone ever had any success with soundproofing between side by side duplexes.

In other words, I think a partnership where I bring the remodeling know how and sweat, (I have 26 years of experience and I have already created good relationships with subs I trust) and where the investor brings the money to pay for the property and rehab, could be a great fit for the kind of investor who wants to flip properties, but doesn’t want the hassle and stress of the rehab construction.

It's no guarantee but it's a good place to start.

A good loan will address up front if the loan will debt service or not and have contingencies accordingly. 

You can generally get a good feel for a company by having a phone call with them but certainly need to be cautious if there is little information about them available.

When a vacancy comes up in a good apartment on SFO, operators often have literally hundreds of extremely well qualified applicants at incredible rates.
