It sounds like your tax advisor should have included the depreciation from the cost segregation study provided by Capital Square.

We made a couple of detours, bought a couple of flips instead of another multi...but similar enough and I count it as a success.I lost focus in 2014 and went off doing 1000 different things..started a construction company and completely lost focus.

Sounds like you are doing a lease to buy deal. if you can lease it out for $3K more than your PITI, I  think that would be a great deal.

I bought my first home in 2017 (major fixer) in the SF bay area and completely renovated it including building an ADU, adding a master bath and bed as well as updating just about everything.

It was a complete disaster.

Question everything that sounds too good to be true.
