We normally do not approve applicants with any court records of evictions or judgments. 

if she trashes the house you cant use the money to repair it -  I would rethink the price I am listing the unit at if this is the only applicant you have...... 

Currently in the process of getting a HELOC from PenFed, I was required to open a simple savings account to continue with the application.

HELOC's are Underwritten according to whatever bank/company standard and an AVM is used which is a software based automated valuation tool.

Not everyone reads all the words in your ad and they make decisions based on photos/price so you may be doing yourself a disservice for charging a higher than expected rent for the type of home you are offering and see fewer applicants.
