Your best bet, IMO, is to work with the university to see if you can reach a unified vision for what this parcel will be.

There are a few other co-working space on other parts of town, most of which still have some co-working, but have made a transition to single offices and suites for small companies.  

If you have 20 units or 20 SFH you have 20 different due dates to remember, 20 times pulling out your credit card every single month. 

Do you have experience in single family, multi family, both?

Then move to single and/or multi-family units. 

The foreign filing is way cheaper that paying for a registered agent and you will still pay taxes that you live if you are a single member LLC or multi-member with all owners living in the state.

My agent was happy to make the offer, defend the price, and we'll see where it ends up.So that's one version...the other version is...There's a subdivision of 100 similar homes with an average sales price of $200K and then I go in and low-ball $100K on every single home that comes up for sale.
