Is it really worth it to hold an investment property for less than 5 years?

My house hacking criteria for the last few I have done has been to buy the most expensive 3-4 unit I could with it still at least breaking even after all expenses as a long term rental.

Because of this, I don't hold them to the same standard as normal applicants. 

And if so, do you know of a good mid term property manager here?

So, you need to be sure it makes sense as it does not always do so.Also, keep in mind, line of credit are for short term cash needs NOT long term for example a down payment on a property you plan on keeping for the long term.

A word of caution, though, from calling tens of cities and counties here in Colorado, even the supposed experts don't always know what their own short-term rental rules are.

I don't know 100% if this is the smartest decision or best decision long term, but that is why I am here trying to learn and understand. 

That means a higher rate and less favorable terms. 

And why we still wait on hold for human customer service reps, instead of being helped immediately by AI.
