Hey all, For those of you that are actively buying or have purchased a "Mom and pop" Inn or motel - what metrics matter the most to you?

It looks like 712 W Paces Ferry Road, Atlanta, Georgia 30327, has been active on the market for over 60 days, asking $22k monthly.

It’s 100% bonus depreciation for properties placed into service in 2017-2022, 80% in 2023, 60% in 2024, 40% in 2025, 20% in 2026 and completely phased out in 2027.

It also doesn't mean that just because FNMA could buy a loan under those terms that they are actively purchasing those loans...which means loan originators may have no appetite to originate those loans.

I would look into a DSCR loan option it will require 15-25% down depending on the lender but it's based off the asset and if it debt services rather than based off the individual. 

@Jack LittleThere are standard templates from Fannie Mae but I would have an attorney draft these documentsThey can be held (the lender) through a deferred retirement account but make sure you are using a third party servicer to collect payments

Fourth, getting funds out of a 401K is a bit tricky; typically you have to quit, you might get an in-service distribution, other?
