Seems like there are a lot less private lenders out there relative to hard money lenders.

That seems quite a bit over-pricey to me. 

The articles I've found on it are from 2022 and it doesn't seem like there's any more recent news.

Seems like an interesting niche...I had always assumed these were for larger scale commercial investments, but in the recent On The Market episode, Brandon Hall used an example of a $100k property. 

So, I pick up all the trash in that yard too, and go home.The same tenant who can not seem to lock the door, is habitually late on rent.
