I mean incompetent, didn't check ages of utilities, didn't go in attics, crawl spaces, test any electrical/plumbing, didn't go on or look at roof...

We backed out of one after the inspection found several problems including 2 bad HVAC units, roofing concerns, a tenant who had torn up his unit, and dry rot on soffets.   

It had been fixed twice and the last time the roofer told me that a new roof was needed because the roof in that area has too many holes already.

Thanks, the catch is I did most of the work myself, subbed out a few projects like full bathroom re-do :/It was a huge learning experience, but now I feel more confident in both understanding the scope of various projects, and working with contractors for the future.

Needs a roof.

In the near west and north areas of the metro area I am finding very few professionals in the siding and roofing trades that will service investors.

Our projected long-term growth is strong and more people are moving here every day, but houses are still relatively affordable when compared to the coasts, or even Denver.

I was wondering if anyone who has done this can tell me if after comparing price per sqft of the building aspect of the project only (cost of land, environmental remediation, and demo excluded) they have found modulars to be a more cost effective way to go rather than stick built.
