All expenses incurred on the property prior to making it available to rent (as evidenced by an advertisement, not a nebulous contention that your were willing to rent it "as is", that's rather ridiculous, wouldn't want to sell that to an IRS auditor), are to be capitalized and depreciated.

About 3 weeks ago we got title and sent it to attorney to find out it was ridiculous and he wouldn't let us close on it unless they amend it.

It is, at best, perhaps a way of networking which one doesn't need to spend ridiculous amounts of money on.One doesn't even get a basic certificate of any skills attained but they DO get lucite trophies with the Renatus logo on them, for whatever that's worth.

Plus taxes are ridiculous,  NY state already has high taxes but NYC has a quagmire of additional taxes within the city in addition to high property and income tax rates.

He pointed out ridiculous things like a small crack in the sidewalk, a hole no bigger than a pea in the siding,  the screen door closed with too fast, said the garage door opener came down with too much force and it should be replaced ( I tested it and it was fine), and on and on and on.

I would say that 50% is ridiculous no matter what. there's also work that happens before a hammer is even picked up that homeowners never see.
