HELOCs also tend to have a draw period, where you can borrow and payback as frequently as you want to your limit, then move into a pay back period.Some banks offer HELOC that are interest only payments during the draw period, and some have interest plus some pay down on principal.Then there are other banks that let you fix a rate and payment for a portion of what you have drawn. 

And you repeat.

Given our high percentage of repeat buyers, I'd say that proper acquisition, rehab, and management are the keys to making C-class properties work.

There are many reasons that I haven't gone back to school, but the unbelievable amount of debt people take on to attend college is one of the main reasons so I do appreciate what they are trying to do with their system.I think the point made repeatedly throughout this thread is that if the motivation is there, there really isn't a huge downside (other than debt) to going back if given the opportunity.
