Those are all very good "Why's" and will motivate you to consider how you can change your future.

Someone who is interested, eager, motivated, and wanting to learn!!!!!!  

Once you know that, find people who want to buy from you and then go find a motivated seller.

First of all, I would like to thank this community for the motivation it has provided towards setting and working towards my goals. 

Evidence is that people buy houses no mater what the interest rate and curiously the rate of buying (# of homes sold per capita) remains a fairly steady no mater the rate except during periods of rapid transition. 

That is what keeps me motivated to never stop looking for deals and helping fellow investors or homeowners. 

I have read multiple books and also attend REIA meetings regularly, but I wanted to reach out to the local and larger community on here to see:*Where are you all finding the most success locating motivated seller leads and also buyers for those properties who can then become a consistent purchaser?

They want to separate the 7k down payment from the 71k total in a separate agreement to help me out and keep property taxes low (other motives?).

I am currently flipping homes and am current searching for my next project at the court house steps.My brokerage is always looking for motivated agents.
