My father and I just relocated to Seattle from Tampa.

In Sept 2017 I sold my sister and her fiance a duplex in San Pedro (East Gaffey area near waterfront) for $430k with a $18k seller  credit to relocate the tenants. 

The borrower may only own one FHA financed property unless they meet one of the allowed exceptions...i.e. relocation, increase in family size, vacating jointly owned property, non-occupying co-borrower.

The dilemma I have is finding a 1031 property  with a cap-rate that would allow me to relocate my business to a leased space and also pay me an income.  

Her parents are relocated here from Puerto Rico after the hurricane and she wants to pick them up a place fast. 

Since that time I have steered clear of old mobile homes and nicer mobile homes as well that need to be relocated.

So I am not opposed to finding other work after relocating. 

The previous tenants were there 2 years (homeowners in another area, relocated for temporary work requirement) and never had any issues with the property, and never anything with the kitchen.The current tenants have never been homeowners and are younger, so their experience with what a landlord should fix out of preference vs what they are required to fix out of obligation is probably a gray area for them.I am simply trying to verify that this repair request is a preference and not a legal requirement for health/sanitation or safety reasons.

So, a little background on me - I will be exiting active duty military in February and relocating back to my hometown in North Texas.

But with a small savings and work relocation, I think my wife and I are ready to take out first step.
