I originally bought this property to offset taxes during college years while earning a six figure income

I have been suggested at looking at 4-plexes to fix while earning equity.

I use my s-corp for actively earned income only like management, consulting, repairs/maintenance/cleaning, wholesaling, lending, etc but it owns NOTHING.   

If you are wholesaling and you're broker is cool with it, just make sure your process is transparent...a lot of brokers are not investors and they simply don't understand your perspective of using creativity to solve problems and earn a buck. 

So I reduced the price to $70K in this analysis.

I have some questions1) Has anyone leased land to Solar developer and can provide any advice would be greatly appreciated.2) Currently the land is my name, but if a solar developer is interested I was planning on putting it in an LLC to reduce liability.

Income is calculated on a year to date basis usually rather than a 2 year average unless your earning commission, bonuses, overtime, etc. 

You'll still know the future cost when it's time to repair it, but you'll reduce any future maintenance expenses after converting it to a smaller size or even elimnate them entirely if you can do a concrete patio instead.

As a person who works 55 hours a week plus doing real estate on weekends I’m sickened by the fact so many losers and deadbeats collect my hard earned tax money and do nothing but get buzzed up  and hold the couch down.

As NJ being more competitive & prices are going very high & I earn average upto 25k on a flip in NJ, & hard to find properties that really make sense here.How’s the Leigh valley area in PA for real estate investors?
