When it comes to finding the perfect property to manage/co-host, what’s on your must-have list?

Hope to hear a piece of wise advice from mature investors.The question is whether I should I invest into flipping properties and making higher ROI or invest in rental properties with a lower ROI but a steady cashflow?

I have a couple of properties in different LLCs.

From a 10,000ft view (if it was a real investment property) $29k profit (24% ROI) over 5 years is pretty slim.

We were able to work a deal in the last 2 weeks before it was finalized, we had to pay the max amount of interest for back taxes and water bills and liens on the property.

In my mind, the agreement would look loosely like this: The option buyer pays an upfront fee to the option seller, giving the buyer a right to buy the property at any time between now and a certain date in the future, for a set price.
