If you trying to do this deal with less than 20% down, you're going to have some trouble.

Anything can happen during the first year, and if payments are not made, or tenant destroys the property and you walkway from it, you will get caught and will for sure be in big trouble.  

As long as this isn't actually the case, you should be able to do it without getting into trouble.

What I have experienced in many instances is small changes can produce huge results but once again it real comes down to market trends in your area.

All it takes is one bad tenant (or other unexpected major issue) and you will be in more trouble than you are now.
