Hey there @David Tang - I actually didn't ever hear of a program that was offering a 12 month stipend...someone I know did it back when it was 6 months and now my understanding was a 3-month stipend with a potential renewal for 3 months.We have wanted to use the Chicago program ASERAP (happy to share their contact info), but fall in line with others regarding employment...the most important thing is income to pay after they move-in because if you get into a sticky situation down the road the upfront rent won't matter.Definitely following this thread to see if anyone has placed migrants and understand what they did for income requirements.

I have a potential tenant that has a ESA Chihuahua.

This deal was presented to me as a potential partnership deal to get my foot in the door and learn a bit about real estate investing.

However, the future looks bright with a promising pro forma cap rate and the potential for significant equity growth and improved returns down the line.

My question is should I sell and take the equity and buy potentially 2 or 3 additional townhomes?

It would be cool if people familiar with those markets to confirm whether it is what it seems. 3) Since this is based on median rent and purchase price data, I would not use this to indicate where not to invest, rather where you will get the most for your money and potentially show you something you don't already know.
