Best books I would recommend are Millionaire Real Estate Agent by Gary Keller to understand how the business works and Real Estate Prospecting by Tristan Ahumada on how to market.I just saw a post on my feed about an 18 year old agent closing their first deal.

@Jeff Anderson I had a property that the entire time I owned it the USPS would not let me put up a post box because it was too close to the post office.

After closing is a post-verification process. 

San Jose was like this I believe in 2003-2005 right post tech bubble burst.

I already contacted the post office and they said just put their names on the outside of the mailbox, which is not working

Especially in any place where you picked up the vocabulary employed in your post. 

I know this is not primary focus of your post but its important to understand why this seller is willing to offer you the terms they are offering.
