The title company I used to sell the first lot told me that now it's case by case, so I may or may not need to go through Tax Title Services for my next sale.

But with 1031 how would I be able to use some of the proceeds from the sale for my first goal of buying myself a primary home.

Everyone who knows real estate sales knows even the simplest deals take a month or two or three(if your getting a loan).

If the other couple wants to cash out, can they force the sale?

We started out with one rental, moved on to short sales for some time, then flips and now mostly buy and hold rentals.

I was thinking, if you have an option to purchase contract on a property with a wholesaler and once you get and end-buyer ready to buy, then you can either assign the option to purchase to the end-buyer or get a purchase and sales agreement (PSA) signed with the wholesaler and then assign the (PSA) to your end-buyer or get the wholesaler to assign the deal to you and you then assign the deal to your end-buyer.I was thinking of getting the PSA with a clause to pay the $2500 EMD in 5 days and then assign it to my end-buyer.Any thoughts on the best method to work these type deals?
