I would want to pick out all the things that I see like light fixtures, cabinets, tops, flooring but I expect the contractor to get all the other things like support for the structure (sockets, nails, screws, drywall, and anything else needed to put it in place).

The repairs seem extensive including bad insulation, minor roof repairs, faulty structure, floors are uneven (home is a little over 100 years old) galvanized pipes, old water heaters, among other among issues. 

Investing is a new passion for me I originally was planning on a career in the medical field to get away from the hard physical labor I am currently doing (trying to think long term) as my body takes a beating.

Are there any structures on the land?

Vacancies are lower and since this is only a duplex (one physical home), repairs should only be a fraction of what 10 separate homes would cost. 

Now I just need to start structuring my business.

I'm wondering how other people have structured their money at the very beginning.
