I would so similar, say we have had it inspected but if you wish to engage a structural engineer at your expense which will run $2k-$5k you can, and if they find the home uninhabitable we will pay but only in cases where the home is deemed uninhabitable and condemned by the city.

There may be some people who are late and you might be able to rent some of the rooms.

Here in Texas, most people wait until a storm knocks the roof out before replacing it. 

., they have re-zoned my property as residential/commercial use which evidently was their solution for people not getting the permits but puts me into an entirely different tax structure. 

I advise people to hold property forever unless they can move the money into another investment that produces a greater return or moves them closer to their goals.
