Never seen a gazebo in a desert house because they are super poor insulation from the outside heat and temp.

I wanted to feel something different internally every day I came to work on it, and doing the exterior first made me proud to come in to work on it on the inside to try and match the looks of the outside.

Having your listings stand above others - doorknock, offer high commission (.5 - 1% higher than competing listings), price to sell (~5% below the value of the property), call every active agent in the area to gather interest in the property before it goes live - this can help you build your agent network and help get you access to off-mkt inventory in the future, host broker open houses pre-listing, get an inflatable flailing arm tube-man and post outside of your open house - Cheesy, tacky, corny, whatever... but it stands out haha!

It's definitely a bigger headache taking care of these things while tenants are living there and when things do go out, they tend to go out at non-convenient times such as Christmas eve when it's 0 degrees outside and nothing is open.
