Having your listings stand above others - doorknock, offer high commission (.5 - 1% higher than competing listings), price to sell (~5% below the value of the property), call every active agent in the area to gather interest in the property before it goes live - this can help you build your agent network and help get you access to off-mkt inventory in the future, host broker open houses pre-listing, get an inflatable flailing arm tube-man and post outside of your open house - Cheesy, tacky, corny, whatever... but it stands out haha!

It's definitely a bigger headache taking care of these things while tenants are living there and when things do go out, they tend to go out at non-convenient times such as Christmas eve when it's 0 degrees outside and nothing is open.

Pros:It’s very user-friendlyIt’s freeTransactions automatically import from my bank account and credit cardMy CPA can log in to review stuff and there are pretty nice tax reports that you can run at the end of the yearIt’s made for real estate investors so it’s tailored to be used for multiple properties and/or portfoliosCons:It’s not customizable like QuickbooksThere is no way to run a balance sheet so I have to reconcile with my bank statement outside of Stessa each month.

I was wondering who might be brave enough to share any unexpected pitfalls/struggles that they encountered by being their own property manager of a multi unit apartment.As I began thinking about managing a multi-unit (especially one such as a 10-30 unit dwelling), I tried to think outside the box about possible unforeseen challenges outside of the typical calls "my sink doesn't work" or "my toilet doesn't flush".
