Outline your agreement with them upfront and then you won't need to have 2 recorded transactions instead you'll have just 1. 

What are the typical term(s) of your loans- years etc. provide below is the outline regarding how you can share your strategy and expertise, setbacks and wonderful success stories ! 

Outline where you want to be in five years.

Get a lawyer to draft up a solid lease (strictly outlining responsibilities, fees, in case of damages, etc.) and consider doing a month to month or short term lease agreement.

I outlined rules on how to qualify tenants that all managers had to follow.

Now it was under contract before I even got a chance to make an offer, but nonetheless it was there.Now it is a needle in a haystack and, as Tom outlined, the timing and the offer have to be right.
