PM's know a hell of a lot more than transactional agents do in vast majority.

Is some one here in similar situation?  

I do not use Rent Ready, but I know that it is a perk of my pro membership here and I am considering setting it up to help my tenant establish credit. 

Same guy handled a triplex rehab (the one with the theft), and that's where he took money that he simply pocketed or used in some sort of Ponzo scheme to pay off other debts (I have no way to know, but the money did not go to contractors or to continue work at the site).

There are lots of things to consider before choosing one. 

I am super attracted to the idea because I love to fix and flip, and the emount of money to get started is so much less. 

If an agent brings a client and buys the wholesale deal, their standard contract is the second contract that the original contract is being assigned to.

We have a lot of stories like this we are seeing, epsecially in texas and florida. 

Personally, I'm currently using Hospitable, which can automate a lot of the communications (even detecting and responding to a lot of questions).
