Can someone familiar with the area help me get a better sense of what the rates are?

Of course I also purchased this in a tertiary market in northeast Ohio so depend on your market your results may vary.Oh wow that makes sense , I'll look into this. 

However, I have to get a loan for a primary residence later this year so switching to a 1099 position now doesn’t make sense.

@Nate MorrisIt would make sense that the deal may need to be included in a separate sale.Generally when purchasing property, you want to weight more of the value into items with lower depreciable lives.

They have a high sense of entitlement along with a poor me attitude.They are a handful and a full time job to manage.

So if it makes sense to run the properties on different bank accounts and books if for nothing other than point 3 above, then they are going to need Fed ID for Bank accounts.

I'm merciful in the sense that I would give them three months to find a new home.

Seems the South Florida market is too high now that it makes sense to buy a lot and build, instead of buying an old house and rehab,  I have seen a couple of lots at a good price in an up and coming location.
