It sits on roughly 7 acres in a mixed residential neighborhood.

What you think about this neighborhood in Richmond?

I’m going to start driving around some areas to get a feel for the neighborhoods.

Were the rest of the houses in the neighborhood much nicer than this one?

If I can suggest one thing, prioritize neighborhood over anything else.

Here's some information on a plot of land I am looking at:The plot of land is $70,000, in a beach town (not a popular destination, but also not in a completely run down neighborhood)Has already been zoned/approved for 750 unitsBased on demographics I put rent at $1200 per month per apartment I calculated a construction like this will be around $7 million.Basically, I ran the numbers myself, but I know they are not spot on, and I am simply asking for advice from somebody more experienced in this field to help me out by pointing out things unique to these types of projects.

It's not in a great neighborhood but local rentals are between $1-1.2k per month for similar properties.

I will definitely take that into consideration,  what would be a good number to flip in that neighborhood?

We live in the same $500k neighborhood and no way would he sell his primary that way.
