Now, since the rates are up, the rush to move to FL is down and local tenants are pushed to city suburbs and settled there due to better prices, there is a lot of available inventory.

Partners owned as primary residence and then moved out to a new home and wasn't sure what to do with it How did you finance this deal?

For me, I would just wait as a buyer until it falls out of contract then go in and buy it, or call the agent and be like "hey you know its a wholesaler who has it under agreement".... or simply put in a back up offer  I instruct my clients to do this all the time.. many times they move into first position when the first buyer flakes.. back up offers are the way to go.. in this situation.

You will want to move the debt from your name to the LLC, tied to the houses.

I have her staying in the one br while we renovate the other unit she wants to move into so I can begin collecting cashflow.

I considered taking the negative one one and allowing another existing property profit “balance out” the cash flow, but that feels like a bad move and would be better to sell  My ultimate goal is to build cash flow for FI, which I need more to do. 

Should I hire a local PM company for the short term to make the transition and then after 6-9 months move the PM software?
