Any reasonable person who is npot a totl AH would not declare default in the payment of the lease from a bad check if the check was paid as demanded, never heard of a Nazzi judge doing anything to the contrary either.Where the shister stuff comes in is clear, the landlord wants the property back to relet the unit.It does not matter how old a tenant is, how sick they are, how many kids are barefoot, if their dog died or if the boa ate their cat, rent is due when it's due.

In Boston these days you might be able to be the college kid that gets to sleep on the couch in a <600sqft 2BR place with 2 other roommates that each pay more for the privilege of a door.As Aaron said that is more parking space money here.In my border suburb I doubt you could even rent a small bedroom in a house unless you know the person and they are giving you a huge break.Get 45-60min outside of the city and you might start getting into studios and small 1BR places.

One other point I have is to make sure the bathroom has a good proper sized exhaust fan, steam moisture does more damage then anything, I also try to have the overhead light wired with the fan so when light is on, so is fan, saves those tenants who cant get the point of the fan or that it actually needs to be turned on to work.My home bath I installed a push button timer switch that has different settings ( 10,20,30 etc) saves the kids from leaving it run all the time.

I would go in and have a college kid rip out all the carpet, sweep it, and then mop the floors with bleach.

Wow California looks like a whole different world from where I am at.It looks like your market is limited to a specific buyer that puts heavy currency on the view.The back area there is a little yard but not much and not usable space in front for kids to play.
