Sending out 1 round of mailers, in my opinion, is likely going to be a waste of money because you yield the best results when sending multiple touches to a prospect.

Also, appreciation is expected to continue to be high for the next few years, so you tend to see quite a bit of overbidding on property with the expectation that the asset value will grow to match the paid cost (a big no-no according to most BP investors).Good luck on your search.

Look it up, many investors have been able to implement this method for billing utilities to tenants and are happy with the results/savings/increased NOI etc.
