A newer condo unit will be cheaper due to better insulation and if it is an interior unit even better.

Newly remodeled in March 2017 with great interior upgrades - granite, cabinets, appliances, etc.

Depends on the exterior and interior shape of the house. 

In addition, I have never been favorably surprised by the interior condition of a property I have taken back. 

I found a great fourplex with a huge barn, systems and mechanicals all updated, nice interiors on septic and well.  

I'm not familiar with the laws in Texas, but if an agent is aware that there is a discrepancy in the size of the home (total interior sqft), then it's always best to error on the side of caution, and market the home at the smaller size.  

You could put out some bright colored planters and some beautiful taller plants in those that will dress it up.I'd maybe do some interior lighting around the windows to give it a pop if that's what your looking for, I work in a old traditional building,, we did LED track lighting that's in the plastic tubing around the main floor windows and really pops when you drive by.
