I waxed poetic about being 'retired' by now-- having 'systems' in place to do all the cr*p I basically have to do day in and day out.I traded my 9 to 5 for a 7 to 7 because I LOVE it, but my wife likes to needle me about my grand ambitions and wonderful plans for freedom and so we've sort of dubbed the phrase 'fool time' investor as a play on 'full time'.

I think that would be doable but I just haven't wanted to (or needed to) play with it.The percentage is based on the amount of work the birddog actually does for me.

I don't really want to use an Estate Agent I'm not keen to pay 3-6% Ideally I would like to pay somebody an hourly rate just to turn up on specific pre-arranged days.

In MOST states, if you, Mr Buyer, sit down with Mr Sellers listing agent and write up a a purchase offer, you will be presented with a checkbox and list of options that will establish whether there is in fact a "dual agency" in play, or if you are representing yourself as a "customer" of the agent.

Some states allow fines to be turned into a "special assessment" though I think at least one court found that a "play on words", that the amount was STILL a fine, not dues, and not lienable. ofgift
