Just like humans, some properties are a lot more low-maintenance than others.Your entire mortgage payment does hit cash flow, but technically the principal repayment portion is not an expense (it is repayment of debt).  

hi mike. what you have going on here is a property that has not met the reserve price. in cases like these, the top bidder is no where near the reserve price. if you are the top bidder, auction.com will contact you and offer you the house for near the reserve price. in these cases, the top bidder declines and the house hits the auction block again. you need to be the top bidder at the end of the auction. i personally have had them call me and offer me the house for a few thousand less than their reserve price, which i counter offered at a few thousand over my price. we met in the middle and i still got a pretty good deal. 

Again, I'm new to all this, so please speak in 3rd grade terms, and please don't hit me:)If anyone has structured a deal in similar fashion, I'd love to hear your details!

Dragging the cord is why I said "open" - if you have a bunch of trees or swingsets or whatever to navigate, getting the cord to do the right thing gets trickier.I don't like battery electric mowers; I feel the power requirements hit the batteries too hard and will require replacement batteries too often.If you get a gas mower, again, use non-ethanol gas, as fresh as you can. 

But if unable to find anyone, I feel like it's unfair for me to return their deposit, not charge any early termination fees, and me take the hit when one of my tenants signed a lease to stay until May (which is our peak rental season and why I had an 11 month lease signed).Please provide your expert opinions.Thanks,Nick Fuglaar
