Don't get me wrong Las Vegas has an awesome appreciation but I think due to the current health crisis Las Vegas can be a more volatile market than Texas.

"As a best practice, documentation contemplated in certain circumstances by the Assistance Animals Guidance is recommended to include the following general information: The patient’s name, Whether the health care professional has a professional relationship with that patient/client involving the provision of health care or disability-related services, and The type of animal(s) for which the reasonable accommodation is sought. . . .Also, the documentation should include whether the patient needs the animal(s) (because it does work, provides assistance, or performs at least one task that benefits the patient because of his or her disability, or because it provides therapeutic emotional support to alleviate a symptom or effect of the disability of the patient/client, and not merely as a pet)."

I would find a legal excuse to pass on both and keep looking....If I had to choose, I would choose puppy....as long as the breed isn't prohibited on my insurance.We all have tenants that we call "insane" and "unstable" and a huge hassle to deal with...sorry, but I'm not very comfortable signing up for one where I already know they have mental health issue...sorry.But bottom line is that you better have a LEGAL reason to decline them...
