Newbie Investing Out of State

It feels like an odd time to get started REI between forbearance, halting evictions, Covid restrictions, high unemployment, etc.., but Warren Buffet says "Be fearful when others are greedy, and greedy when others are fearful". I had planned to get started early but the Covid restrictions slowed me down. I live in Rhode Island, but I am focused on out of state markets, in particular Indianapolis and surrounding area, which is where I grew up, went to college, and most of my family still lives. My goal is to acquire some Buy and Hold deals for cash flow (ideally BRRRR when possible). I am hoping to share my experiences with the BP community and network with other like minded people. I am currently looking for recommendations on property managers, agents or mortgage brokers in Indy.

In return, I don’t have a lot of real estate advice to offer, but I can offer advice on endurance training plus answer any health or fitness questions. I have competed in dozens of races from Ironmans and Marathons to 5ks. PM me if you have any questions on something you're training for.

@Curt Mason I can’t offer you anything for Indianapolis but as a fellow Rhode Islander, welcome to Bigger Pockets 😊

I agree with you on the Warren Buffett quote, and especially think about it lately when I hear multiple stories of bidding wars and even people waiving inspection contingencies (buying only after the initial quick walk-through).

Cash offers (waiving the financing contingency) are one thing, but waiving inspections is a whole other level of froth in the market IMO, and makes me wonder how sustainable it is.

Either way, very generous of you to offer your fitness/endurance help, too!
